Synopsis
Despite a rocky returns profile, real estate continues to be among the most popular investment assets for most Indians. While rising interest rates have been a dampener for prospective homebuyers, an appreciation in rental yields in the past three years is making property investment an attractive bet. Should investors go for it?
Sujay Patil has been on a house hunt in Maharashtra’s Thane city for over a year now. In early 2022, he was confused about which property to buy. However, by the end of the year, rising interest rates — up by 300 basis points – have become his biggest worry. While rates have risen, the lure of rising rentals continues to tempt him to invest. For the first time, he is seeing rents going up on a continuous basis as against property prices.
